Taylor Wimpey has submitted an outline planning application for up to 200 homes on its Mounton Road site, on the western edge of Chepstow.
The proposals, subject of a public exhibition in May this year at the Palmer Community Centre, have changed as a result of the public feedback received.
A number of issues were raised during consultation on the plans including concerns over traffic, the loss of green space, strain on local infrastructure and the necessity of a hotel and restaurant on the site.
As a result of the feedback received at the public exhibition and in discussion with stakeholders, Taylor Wimpey has amended the proposals for the site in order to incorporate feedback where possible.
These key changes include:
A reduction in house numbers – the numbers of homes on the site has been reduced from up to 240, to up to 200 houses.
The provision of a priority junction with a right hand turn lane off the A466.
An increase in public open space – the revised proposals provide a much greater area of open green space than is currently available to the public through the provision of additional parks and public open space.
The masterplan for the scheme has been designed to incorporate the views of the estuary to the south and the AONB to the west.
The houses adjacent to the setting of the Listed Building and close to the AONB have also been removed since the consultation event.
Removal of the hotel and restaurant – the planning application is now for a purely residential scheme.
Affordable housing has also been raised as a key issue by residents and Taylor Wimpey is in on-going discussions with Monmouthshire County Council over the amount, type and location of the affordable housing provision within the development.
Mike Fenton, strategic planning manager at Taylor Wimpey, said: "I would like to thank those who attended our public exhibition in May to provide feedback and discuss the plans.
"About 200 people came to the exhibition and we had more than 80 response forms returned; all this feedback has helped us to shape our final proposals.
"Monmouthshire County Council is currently searching for suitable sites for additional houses to address a 900-home shortfall in its Local Development Plan.
"We believe that this site is a suitable alternative strategic site that could help the council supply the homes it needs."
