A TOTAL of 15 new homes could be built in Trellech.

Developers are looking to build a combination of affordable and private houses on land in Greenmoor Lane.

Nine homes will be affordable and six private. The site forms part of an agricultural field and extends to 1.68 hectares in total.

There are currently houses to the west of the site and Trellech School is situated on the south.

The nine affordable houses will be accessed from Monmouth Road and will include: two one bedroom flats, four two bedroom houses, two three bedroom houses and one four bedroom house.

They will have a champagne render with white sliding sash windows.

The six private houses will have oak framed garages and car ports accessed from Greenmoor Lane and will be four bedroom homes.

The two housing developments will be separated by an area of open space which will be planted with wildflowers and fruit trees.

The affordable housing site will accommodate a car park with 10 spaces to be used exclusively by Trellech Primary School. The school can be accessed from the car park via steps in the south-west corner of the site.

The proposed drainage will see foul water being dealt with by an on-site treatment plant and will be discharged via a reed bed to a soakway.

Two objections from neighbours were received. One resident sited concerns over the sewage treatment plant system. The resident said: "Given the poor drainage and high water table in the area the acceptability of this is questioned."

The proposal has been recommended for approval and will go before the Monmouthshire County Council planning committee next Tuesday (7th July).
