New flexible working spaces are soon to be available to rent through Monmouthshire County Council’s Estates team.

Castlegate Business Park, on the eastern fringe of Caldicot, provides nearly 220,000 square feet of space for offices, research and development, production and warehousing.

Space in the park, which was bought by the Council as an investment in 2018 for £7m, is available by way of a new “full repairing and insuring lease” for a term to be agreed.

The units currently available in the park range in size from 600 square feet to 41,558 square feet, with rents varying from £5 to £10 per square foot.

The space is available after global company Mitel Networks decided not to renew their lease at the park earlier this year.

As well as the individual business units, the park includes a communal kitchen, meeting rooms and support spaces.

The park is a managed environment, and currently houses a variety of businesses including Microsemi Semiconductor and Wunda Group.

Accessed via the B4245, Castlegate is between the M4 and M48 Severn Bridge crossings and has transport links to Cardiff and Bristol.

More information about the units to let is available on the Monmouthshire County Council website or with letting agents Alder King.

The agents described the property as an “established high-quality office, R&D and production business park set in a picturesque, yet accessible location.”
