It is a great pity that Redcliffe Homes have not seen fit to change their plans for the Dixton Clinic site.

They now propose the building of 20 flats there with access via The Burgage.

Monmouthshire County Council (MCC) has approved access to and from New Dixton Road but the developers still propose to leave in place the access to and from The Burgage.

The Burgage is totally unsuitable as an access road. It is a narrow cul de sac. Two cars cannot pass each other.

Many schoolchildren use the entrance in the Burgage to access Monmouth Comprehensive School and the road is often crowded with children. In fact it is part of the 'safe routes to school' scheme.

The exit from The Burgage to Old Dixton Road and thence into St James' Square are two bottlenecks that only permit one line of traffic to pass at a time.

We ask MCC to review its planning permission and to make it conditional upon Redcliffe Homes changing their plans to provide sole access via New Dixton Road. At the same time it would be desirable to include a requirement for some green space on the site.

The abandoned clinic is an eyesore and should be developed into residential accommodation as soon as possible.
