The plans are likely to include a 'family themed' pub, fast food outlets, retail units and a vets.
The Gateway to Wales Action Group believes that the site is entirely inappropriate for this development.
We have the same concerns now as we did nearly 20 years ago when Tesco proposed a similar out-of-town development.
Traffic management at the site entrance, which will be close to the roundabout, will be dangerous for drivers and pedestrians.
Traffic has increased significantly on the A40 and Dixton Road with nearly 50,000 vehicle movements each day at the roundabout.
Air pollution is already a serious problem and flooding remains a risk. The site is sandwiched between two conservation areas and adjacent to the Area of Outstanding Natural Beauty.
An 'out of town' development such as the one proposed will inevitably have a negative effect on businesses in the town centre.
The Welsh Government has committed to the discouragement of 'out of town' development and its Healthy Eating in Schools legislation came into force in September 2013, yet the proposed development is in conflict with these policies.
The development would lead to fast food outlets right next to Monmouth Comprehensive School.
In addition to all of these factors, there is the issue of our heritage; Monmouth is an historic market town. A busy retail development on this roundabout will certainly do nothing to enhance it as the gateway to Wales.
At the present time, no planning application has been lodged but talks continue between developers and council officers.
